Window Sash Repairs

Window sashes must be checked regularly for mold, mildew, and damage. You can avoid the cost of repairs in the future by catching problems early before they become too much.

The sash is an interior framing that moves vertically either up or down in windows that are open. This article will show you how to make several easy repairs to your sash.

Weather Stripping

Wood window sashes give the classic look to your home and, when properly maintained, can last for years. However, they can become damaged or degrade as time passes because of exposure to the elements and normal wear and wear and tear. Sash repair specialists can restore windows to their original state and keep them looking great longer than replacement windows.

The first step for repair sash window damage is to fix weather stripping. It's found on both the sash and frame. It could cause drafts if damaged or is loose. To fix it, begin by determining the brand of your window and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its height and width to find new weather stripping that matches.

Then, remove the sash from its holder and place it on an even surface that allows you to reach all four sides. If your sash is double-hung, you'll have to remove the weights as well as the ropes that go with them which should have slipped into the pocket of the jamb liner. After you have removed the sash using the utility knife, remove the weather stripping from the old sash by hand or with a putty knife.

When the sash is clean and clean, you can put in the parting stops. These are long pieces that split the sashes. Pam likes to replace these with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, however you can also replace them with scrap wood.

After removing the stopper for the parting and cutting it to length, apply a thin coat of glazing compound over the bottom of the sash. Smooth the compound using your putty tool, and let it dry for at least a day. Once the putty has fully cure it is possible to apply an acrylic latex topcoat. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports window sashes susceptible to wear and tear from time and usage and the result could be a door or window that isn't able to open or close easily. It's good to know that replacing and repair of this hardware is typically easy and affordable. If a sash isn't easy to operate try spraying grease into the jamb channel then open it to see if it fixes the problem. If not, the issue is most likely due to the sash balance, and you'll need to remove the sash to gain access to the hardware.

Ideally, window sashes should swing open and closed with very little effort, but this is a difficult task if the weights become worn or if the sash that joins rail isn't properly glazed. This problem can be due to various reasons that include the lack of maintenance or an unmatched weight rating.

If the hinge arms on windows begin to slide, this can cause the sash drag, and then eventually to hit the frame in the opposite corner (Photo 1). To fix the problem make sure the sash is in the proper position within the frame opening, and then take it off. If the sash has been screwed to the hinge arm, you'll need to loosen the hinge arm and replace it (Photo 2). Then, glazing you can install the new sash (Photo 3).

Old windows, particularly those in older houses, can be difficult to open and close, due to sagging hinges and an overall lack of energy efficiency. Many times it is a matter of making a few minor adjustments that can make these windows operate smoothly and help homeowners save money on energy bills.

In order to make these repairs to the sash it is essential to have all the necessary tools lined up before you begin. Mark the hinge channel's location on the frame (Photo 1) with a pencil. This will help you to place the channel in the right place when you are finished. Then, remove the sash, and then remove the hardware including the parting beads (Photo 2) and the chains or cords which hold it in place. A hot gun with nozzle shield and a medium setting can soften any hardened glue. Take off the old sash and keep it in a labeled bag.

Sash Weights

If your window sash repairs are to replace a damaged cord or simply to ensure that the windows are functional by replacing worn out weights on sash can improve sash operation and cut down on energy costs. Sash weights are made of iron or lead cylindricals that are contained in a hidden cavity and are connected via ropes to the moveable window sash. These weights act as counterbalances, which allows you to open and shut the window without having to use mechanical or electrical devices. The sash weights are usually neglected or repairmywindowsanddoors ignored by homeowners, and are turned into scrap when they fail; therefore you may have to search for replacements.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll want to find one that fits correctly. You will also require a new piece of string, a length of sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Mortise and Tenon joints are used to join windows made of older wood. Pin punch and hammer can be used to cut off the wood pegs holding the components together. Most of them have an enormous diameter on one side and a smaller size on the other, so it is important to remove the small-diameter sides first. Later sashes made use of glue instead of pins. They can be cut with a knife and mallets.

After the sash is released, you can remove stops on the sash and get access to the pockets for weights. This is typically done by drilling a small hole in the bottom of each jamb. This hole is covered by an access panel made of wood that can be ripped off to allow you to view the inside of the frame.

After the sash has been stopped and the access panel is removed, you can remove the weight you used and replace it. Be sure to weigh the sash before you begin, as the weights that were previously used may be a different size than the one you need. After the new weight is installed you can tie a string around it and thread it through the pulley of the sash. Then, you can nail the string to the boxed frame, leaving a few inches of string protruding from the head to allow for future adjustments.

Sash Cords

Most old double-hung windows come with a chain or cord attached to the weights which keeps the sashes level in the jamb. As time passes, these cords may break, making it impossible to raise the window. A new sash cable will restore the ability to move and lower the sash, and keep it in place when it is opened.

The first step to replace sash cords is to find and take out the access panels located in the jambs. They are typically screwed or nailed in and must be removed. It is possible to take them out using an axe or hammer, however, it is best to lay out dust sheets prior to starting any work.

After the access panel has been removed, you can start working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using flat bar or chisel. It's important to be patient because they are usually placed in a wedge or nail. If the sash is still in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, and then take out the wood pegs that are on each piece. It should now be possible to move the sash around without difficulty, though it might require oiling if it seems stiff.

Take a measurement of the length of the sash chain or sash cord needed to reach the sash slot at the bottom of the pulley located at the top of the jamb. Cut the cord or chain and then fix it using Step 6 above. You can either employ a hammer, nail or screws, but nails are less likely to cause damage.

It is recommended to keep the original weights if you've purchased a kit to replace the counterbalance that was previously installed. It's cheap to purchase them from a salvage store and they'll be easy to install once you've got the sash unlocked. Based on the size of your window one or two sash weights might be required to keep the sash in an open position.
